We are only 15 minutes drive from the Disney area and another 5 mins or so to each of the main main parks. We feel we are far enough away to get away from the bustle but you can still hear the firework display some evenings way in the distance.
We have capacity to sleep 8 people. We have 2 double bedrooms and 2 singles.

Yes, you really do need a car. There are no local public transport facilities. It is of course possible to catch a taxi.
We recommend you book a rental in advance of arriving at the airport if you are flying to the Orlando area.

Contact us if you wish to book. You can check our availability first and we can quote you a price. Alternatively you can go to our Vacation Rentals listing and book online through them. They do request a booking fee, but you get piece of mind by booking through a website. We are happy either way!
We normally require a booking deposit of $250 or £150 a week to secure your booking. This is not refunded even if you cancel. You have to pay the balance around 8 weeks prior to your holiday.
If your holiday is quite soon (less that about 2 months) we will ask you to pay the full amount. Please see our full terms and conditions for more details. We encourage you to take out travel insurance for un-forseen circumstances.
Once the balance is paid it is not refundable unless we are able to find alternative guests to take your booking.
We require a security Deposit or bond of $300 balance. We often take this as a separate transaction so we can return the money easily back to your card. If you break or damage something, please let us know so we can replace the item. We won’t charge you for any minor breakages and wear and tear.
You normally return the security deposit after our management company has been and inspected the property against our checklist. We aim to return the deposit within 10 days, though it may take longer on some occasions due to the banks transfer systems and the websites which hold the deposit on our behalf.

You can check in after 4pm on the day of arrival, and you must leave by 10am on the day of departure.
Our cleaners have to clean and wash sheets etc in time of the next guests so it is important you leave by 10am. If you get prior permission we may have some flexibility, but you must ask us first. We will always try and help you but it will depend on when the next guests arrive and cleaning and maintenance schedules.
Yes we are complaint with all the regulations, and have all the appropriate licences. We also pay the relevant sales and tourist taxes and are happy to do so. We have been owning since 2001. Occasionally the rules and regulations change and we have to change what we are doing but we proud to be fully compliant with the required regulations.
You don't need to pick up a key, we provide you with a code which gives you entry. We also have a physical key in a lockbox as a back up.
We have a great local managing agent who has been looking after our property for over 15 years. We will give you their details along with the security codes for access several weeks before your trip.
Yes we have a high speed internet access service provided by Spectrum.
